Check: Starting October 1, 2026, the one-time upfront fee on new Section 184 loans rises from 1.00 to 1.50 percent, and the Skilled Workers Demonstration Program fee rises from zero to 1.00 percent.

What it does

Section 184 (HUD's Indian Housing Loan Guarantee Program, which guarantees private mortgages on trust land and in other Indian and Alaska Native areas) is raising its upfront fee, a one-time charge calculated as a percent of the loan's principal, so that the program can operate without annual from Congress. Tribes, Indian housing authorities, and Indian families applying for new Firm Commitments (HUD's formal approval of a loan guarantee), including refinances, will face the higher fee. The increase does not apply to loans already guaranteed, and the annual loan guarantee fee stays at zero.

Why it matters for tribal funding

Directly tribal. The document is about tribes, tribal programs or Native organizations specifically.

Who it covers: Tribal governments, Tribal housing entities.

What to do next

  1. Before 2026-10-01, identify pending Section 184 loans, including refinances, that have not yet received a Firm Commitment, since those issued on or after that date carry the 1.50 percent fee.
  2. Contact HUD's Office of Loan Guarantee at 202-401-7914 (not toll-free) with questions about how the new fees apply to specific loans.
